DSCR Rental Loans*
Qualify on the
Rent, Not Your Tax Returns
Long-term financing for rental properties, based on the property’s income instead of yours. Arranged through our DSCR partner lender.

*DSCR loans are arranged through a partner lender, not funded by VeeCasa Funding. Rates, leverage, minimum DSCR, credit, and prepayment terms are set by that lender and quoted deal by deal. We help you structure the loan and coordinate it from application to closing.
What a DSCR Loan Is
A DSCR loan qualifies an investment property on its own rental income. The lender compares the rent to the full monthly payment. If the rent covers the payment, the property can qualify, with no W-2s, pay stubs, or personal tax returns.
That makes it a common fit for self-employed investors, investors whose tax returns show heavy write-offs, and anyone growing a portfolio past what conventional loans allow.
How lenders read the ratio
| 1.25 or higher Rent covers the payment with room to spare |
Strongest position |
| 1.00 to 1.24 Rent roughly covers the payment |
Often still approvable, sometimes with conditions |
| Below 1.00 Rent does not cover the payment |
Fewer options, lower leverage |
General guide only. Exact DSCR minimums are set by the lender.
DSCR = Monthly Rent ÷ Monthly PITIA
| Monthly rent | $2,500 |
| Principal + interest | $1,450 |
| Taxes + insurance + HOA | $550 |
| Total payment (PITIA) | $2,000 |
| DSCR | 1.25 |
1.25 means the rent covers the payment with 25% to spare. Hypothetical example.
Where It Fits
Buying a rental
Finance a long-term rental on the strength of its expected rent.
Refinancing a flip or build
Finish the project with a VeeCasa Funding fix & flip or construction loan, then refinance into a DSCR loan to hold it.
Cash-out refinance
Pull equity out of a rental you own to fund your next deal.
Personal Name or LLC
An LLC is not required. DSCR loans can close in your personal name or in a business entity. The only requirement is that the property is non-owner-occupied, meaning an investment property you will not live in.
Frequently Asked Questions
How is DSCR calculated?
Monthly rent divided by the full monthly payment: principal, interest, taxes, insurance, and any HOA dues. $2,500 rent on a $2,000 payment is a 1.25 DSCR.
Do I need to show personal income?
Typically no. The loan is qualified on the property’s rent rather than your W-2s or tax returns.
Who actually makes the loan?
Our DSCR partner lender funds the loan and sets its terms. VeeCasa Funding arranges it and works the deal with you through closing.
What are the rates and minimums?
They are set by the partner lender and depend on credit, leverage, DSCR, and property type. We quote them for your specific deal.

LTC / ARV & Underwriting Disclaimer
Maximum Loan-to-Cost (LTC) and After-Repair Value (ARV) percentages shown are guidelines only and represent maximum potential leverage, not guaranteed loan terms. Actual leverage may be reduced based on the overall risk profile of the borrower, property, and project.
Factors that may result in lower LTC and/or ARV limits include, but are not limited to: rural or sparsely populated locations; declining or unstable property values identified by the appraisal or other market data; excessive housing inventory or extended marketing times; limited comparable sales; unique, specialized, or non-conforming properties; low marketability or liquidity; high renovation or construction costs relative to property value; extensive or complex rehabilitation; borrower experience; credit profile; liquidity and reserves; project feasibility; appraisal findings; title or property-condition concerns; and other geographic, market, collateral, or underwriting risks.
Loan amount, LTC, ARV, interest rate, fees, term, and other conditions are determined on a case-by-case basis and are subject to lender underwriting, appraisal, due diligence, program requirements, and final approval. Programs, guidelines, and terms are subject to change without notice. Not all borrowers or properties will qualify for maximum leverage.
Loan Amount
Loan amount is limited to the lower of the stated percentage of total project cost (LTC) or of the after-repair value (ARV). Examples on this page are hypothetical and are not a quote.
